Where I can find the latest mortgage rate from bank?

Hello all,
I am looking for a website that can tell me the current mortgage rate or mortgage rate trend.
Today, I have called several brokers all of them told me that today's rate is highest in recent days. So I would like
go to Yahoo finance and look up the yield on the 10 year. When the yield goes up the rate goes up and vice versa....
This is the best indicator of market direction for a 30 year fixed rate mortgage. Understand that there is no such thing

Does any bank offer a mortgage rate that is directly indexed to the fed interest rate?

I'm not trying to get the federal interest rate, (although that would be great). But I'm looking to get a stable rate upfront, based on a fair, but fixed, percentage markup for the bank.
Mortgage rates are actually tied to the LIBOR rate and not the Fed rate which is why the cuts from 2007 didn't get mortgage rates moving lower.
It wasn't until the 1.25 point cut in Jan 08 that the LIBOR really started to move down...

Nope there are none, mortgage rates are not influenced by the fed rate, but by the bond market and this is the same for all mortgage lenders.

Is it possible to get a conventional, fixed rate mortgage from a bank that is NOT backed by Fanny or Freddy?

What banks will issue a Conventional fixed rate mortgage even when Fanny tells them that the mortgage is only EAL eligible and not able to be covered by mortgage insurance?

BNZ cuts fixed mortgage rate

BNZ has joined its rivals in dropping one short term fixed home loan rate.
From today, the bank is offering 18 months fixed at 5.10 per cent for an unspecified but limited period.
It beats ANZ and National which last week dropped their one-year fixed rates to a 17-year low of 5.25 per cent.
